Vacant Property	Service will continue whilst you are away as agreed and varied as needed
Repair and Replacement	Of almost all home and estate assets, tools and equipment where a qualified professional is not required. However, work is often done ready for the qualified professional to sign off reducing costs, time and intrusion.
Windows and Doors	Maintenance, repair, cleaning and security
Decoration	Internal and external
Vehicles	MOT, Tax, Insurance, Servicing Envelopes in glove box for break down and accidents and what to do if lost
Utilities	Gas, Water, Oil, Electricity, Solar and Internet – monitoring and purchasing advice 15% reduction is gas/oil and electricity use is common if not previously controlled
Roofs	Gutter clearing, moss clearing, drainage, water butts and reservoirs, minor repairs
Plumbing	Minor plumbing works up to replacing of taps and fitting an outside tap, including the installation of white goods
Electrical Work	Replacing bulbs and resolving light, sockets and switches issues where a professional electrician is not required
Security Systems	Testing, setting up and changes and remote monitoring as appropriate
Communications	Network Support and range extension, WiFi, Telephone (analogue / copper wire line services are being phased out by January 31, 2027), ISP issues, Home Automation (Hive, Apple Home etc.) and digital assistants
Emergency Utility Supply Cut Offs	Identify and provide training in their use
Utility Infrastructure	Identify the path of supply and waste for all utility infrastructure to from and across the property
Project Support	Provision of professional and personal experience to your bigger projects e.g. new deck or patio, landscaping, swimming pool installation etc. Also, project management for the same from concept to contractor management, calling on proven local traders and pecuring through competitive tendering (three quotes) as appropiate
White Goods and other household machines and equipment	Maintenance, repair and support and advice on replacement
Lifts	PPM (planned preventative maintenance) and servicing
Tools and Equipment	Maintenance and servicing of your tools and equipment e.g. Lawn mower
Heating and Cooling Plans	A comfortable home environment is important to our wellbeing and the enjoyment of our homes. Your GF will provide a zonal heating plan for the winter and a cooling plan for those hotter days designed to balance comfort, wellbeing and CO2 / costs This will include central heating system optimisation / PPM on Thermostatic Radiator Valves and pre winter tests and checking and arranging an annual boiler service as needed
Fire Emergency Evacuation Plan	Discussion and provision of a fire / emergency evacuation plan Fire systems and detector maintenance and testing
Pond and Garden Features	Maintenance, repair, cleaning
